WEEKLY UPDATE · NOVEMBER 2026

Here is this week’s read on Carlsbad. The regional dial sits at “Leans buyers” (58/100), unchanged from last week, with months of supply at 4.1 (higher than 4.0 a week earlier) and a price cut on 10% of listings in the week ending Oct 24, 2026.

What changed

  • How many homes. Months of supply at 4.1 (higher than 4.0 a week earlier); 5,982 homes were for sale in the metro area.
  • New on the market and under contract. 458 new listings against 471 the week before, and 335 new pending sales against 344.
  • Sellers adjusting prices. 10% of listings had a price cut, about the same as last week’s 10%.
  • Rates this week. The Freddie Mac 30-year average was 7.32% (week of Oct 22, 2026), lower than the prior week’s 7.40%.

If you are buying

  • With only 4.1 months of supply, expect competition on the best homes: line up your financing before you tour.
  • 10% of listings have had a reduction. A home that has already cut its price may have room for a fair offer; one that has not may not.

If you are selling

  • More homes came to market than went under contract, so competition for buyers’ attention is real: presentation and price matter.
  • A regional reading is a backdrop. What decides your sale is how your home compares with the ones buyers can choose from nearby.

Zillow’s all-homes value series for ZIP 92008 changes +24.4% between two reported months (May 2025 to September 2025) while the ZIP’s condo series moved −1.0% and the San Diego metro −1.6%, so a change measured across it would not be a market move. The series has not yet moved back in step with its siblings, so changes that end after May 2025 are not shown. Levels are Zillow’s own figures.
